A renovation budget needs both a total and a payment calendar. Even an affordable project can strain cash flow if deposits, contractor payments and furniture purchases arrive together. Planning dates before signing helps prevent money allocated for one item being spent on another.
Begin with an itemised quotation and a written description of the work. Clarify exclusions, materials, disposal, delivery and whether taxes are included. Comparing two headline quotations is unreliable if they cover different scopes.
Map the commitments
Consider a hypothetical renovation contract of S$30,000, furnishings of S$8,000 and a S$4,000 contingency. The planned cash requirement is S$42,000. The contingency is an assumption for this example, not an industry rule.
Suppose the proposed contractor schedule is 10% at signing, 30% at commencement, 40% at a specified progress milestone and 20% at completion. The respective payments are S$3,000, S$9,000, S$12,000 and S$6,000. These percentages are fictional and should not be treated as recommended contractual terms.
If S$5,000 of furnishing deposits fall due at the same time as the S$12,000 milestone payment, that period requires S$17,000. A project total alone does not show this concentration. Record the actual dates and the cash balance expected after each payment.
Keep changes visible
A requested upgrade should have a written price and effect on timing before work proceeds. Record additions and reductions in a change log. Several small changes can consume the contingency without an obvious single overspend.
Ask what evidence or inspection confirms a progress milestone. A calendar date alone may not establish that the corresponding work has been completed. Read the payment and dispute terms carefully, and obtain professional advice where needed.
Do not assume that a contractor deposit or furniture prepayment is readily recoverable if the supplier fails. Understand cancellation and refund provisions before transferring funds. Keep receipts and correspondence together.
Protect the wider household budget
Moving costs, temporary accommodation and overlapping bills may sit outside the renovation quotation. Include them in the household plan. Keep funds for ordinary living commitments available throughout the project.
If financing is considered, compare its total repayments and fees with the cash option. A manageable monthly instalment does not establish that the borrowing is inexpensive. Avoid relying on an expected bonus that has not been paid.
The useful result is a schedule showing what must be paid, when it is due and what remains afterwards. That gives you a practical basis for reducing scope before financial pressure forces rushed decisions.
